Our first hour minimum rate with a single tech is $80 which covers your first hour or when the job is completed. If a 2-man crew is required the first hour minimum rate is $120 covers your first hour or when the job is completed. Additional time is billed at an incremental $50 an hour for one tech and $90 for two techs. Our free estimate is done with a free phone estimate, that will give you an up-front price for labor, plus materials and disposal fees if needed.
Trying to sell a home but think you can’t afford the upgrades needed to give the buyers a reason to say yes. We offer a way to do basic upgrades usually removing out dated finishes and repainting just what is needed – Replace all or partial flooring. Curb-appeal, sprucing up exteriors repaint or just removing clutter is a huge plus. Keeping it to a minimum is the key.
Remember the wife typically picks the house on one major factor, she sees it as how much work it will take to make it feel like home. The husband sees future improvements and much less of a priority for instance, the driveway needs to be resurfaced, his impression, I’ll do that later.
We have helped flip many homes and the trick to flipping homes is DON’T overdo it! Chances are as long as it looks nice and in good shape it will sell. Keep it manageable don’t put so much in you can’t get it back.
1 – Consider curb appeal, paint exterior doors and casings at minimum.
2 – Repaint walls to a neutral color to appeal to more buyers. Not everyone may like your daughter’s pink bedroom. We offer a few lower cost painting options for budget conscious home owners.
3 – If you’re not going to repaint at least touch up if you have the matching paints”. Remember not all paint even the same brand and color may be slightly different and noticeable, making touch-ups worse than not touching up. Personally, I would only touchup if I have partial cans of original still usable paint on hand. We can do a paint color match, then prep and touch-ups as needed.
4 – We can fix the little things, lose handles and wobbly or miss aligned cabinet doors, missing light bulbs, that single pane of broken glass in the kitchen window, old crusty bathroom fixture handles. Not doing this can make a buyer stop and think what else is broken or neglected.
5 – We can CLEAN everything, every surface will be cleaned taking special care with kitchen and bathrooms, making sure the counters, sinks, tile, appliances, shower and floors shine. Even older flooring can be improved by a thorough cleaning and applying a good polish or sealer. HUGE plus! Even passes the smell test, yes that’s a thing.
6 – We can fix the look of your kitchen and baths, not have leaky faucets, dirty tile, scaly sinks or faucet handles, gross caulking around tub, sinks and countertops.
